Every service has a starting price, shown below. The starting price covers a standard job; the last column lists what makes a job cost more.

How our pricing works
You get a price for your home before any work starts. Call (816) 239-8989, tell us what you have, and we will tell you where your job sits against the starting price and why.
- Starting prices, not ranges. Each figure is the least a standard job costs.
- No work without your approval. If we find something that changes the price, you hear about it first and decide.
- If you do not need it, we say so. An inspection that finds a clean flue means no sweep is charged that year.
What makes a job cost more than the starting price
Four things move a price above its starting point: more to clean, harder access, a worse condition, and parts or materials.
- More to clean. Extra flues, more vents, or a second heating and cooling system.
- Harder access. Tall chimneys, steep roofs, roof-terminated dryer vents, ducts in a crawl space or attic.
- Condition. Glazed creosote, nests and blockages, construction debris or mold in ducts.
- Parts and materials. Caps, liners, dampers, mortar, replacement dryer duct.

A Level 2 chimney inspection starts at $279 for one flue. It includes everything in a Level 1 inspection plus a video scan of the inside of the flue and a check of accessible attic, crawl space and basement areas. Extra flues and tall or hard-to-reach chimneys cost more.
Why do you list starting prices instead of exact prices?
Because no two chimneys or duct systems are the same. A starting price tells you the least a standard job costs, and the pricing table shows what raises it. When you call and describe your home, we give you the actual price before any work begins.
Is there a charge if the inspection shows my chimney does not need sweeping?
You pay for the inspection only. If the flue is clean, there is nothing to sweep and no sweeping charge that year. NFPA 211 calls for a yearly inspection, with cleaning when the inspection shows it is needed, so some years an inspection is all a chimney requires.
