My Lake Tapawingo house was a cottage that has been remodeled several times. What should I check on the chimney?

Have a Level 2 inspection with a camera. Remodeled lake homes often have flues that were extended, rerouted or connected to different appliances over the years, and the inspection shows whether the liner is continuous and correctly sized. It also finds unused openings and old connections that were covered over, which can leak flue gases into the house.

Does lakeside humidity affect a chimney?

It can. Damp air and shade keep masonry wet longer, which speeds up mortar and crown damage and rust on dampers and caps. A good cap and a sound crown matter more near water. Check the cap and crown every spring. Small cracks sealed early do not turn into larger repairs.

Why does my lake house fireplace smell musty?

Moisture in the flue. Damp air around the lake combines with soot and creosote to produce a musty or smoky smell, especially in summer. Sweeping the flue and fitting a good cap and damper helps. A top-sealing damper closes the flue at the top and stops damp air coming down, which helps more than anything else.

Can mold grow in air ducts in a crawl space home?

Yes, if the ducts stay damp. Homes with crawl spaces near water are more prone to it. The moisture source has to be fixed before cleaning, or the mold returns. Wet or moldy insulated duct usually has to be replaced, not cleaned, which is also the EPA's advice.
